Can AI do construction takeoffs?
Short answer
Yes. AI takeoff software can read PDF or CAD drawings, find rooms, walls, doors and windows, and measure areas and lengths in minutes rather than hours. Tools include Kreo and Togal.AI. They save time on repetitive measuring, but accuracy depends on drawing quality, so an estimator still needs to check the quantities before pricing a job.
What AI takeoff software does
A takeoff is the list of quantities you need to price a job: square metres of plasterboard, linear metres of skirting, the number of doors, sockets or windows. AI takeoff tools:
- Detect rooms and calculate floor and wall areas automatically.
- Find and count symbols, such as doors, windows or light fittings, across a whole drawing set.
- Measure lengths for walls, pipework or cabling.
- Compare two revisions of a drawing and highlight what changed.
- Export quantities to a spreadsheet, bill of quantities or estimate.
Example tools and prices (checked 18 October 2026)
| Tool | What its AI does | Price shown |
|---|---|---|
| Kreo | One click area and room detection, auto counting across sheets, estimates | Essential $100 a user a month without AI; Pro with AI takeoff $175 a user a month; Business $250 a user a month (5 seats included), all billed annually, as shown in US dollars on Kreo's pricing page |
| Togal.AI | Automatic detection and measurement of spaces, drawing comparison | See Togal's pricing page; plans are per user |
Kreo's pricing page also offers pound and euro views, and there is a seven day free trial. Prices exclude VAT. These tools are priced for estimators and contractors who price jobs every week; a sole trader quoting a few kitchens a month may not get value from them.
Is AI takeoff accurate?
It can be very good on clean, vector PDF drawings from an architect, and poor on scanned, hand marked or low resolution plans. Common problems include:
- Missing rooms with unusual shapes or open plan areas.
- Counting a symbol twice when it appears on overlapping sheets.
- Using the wrong scale if the drawing scale is not set correctly.
- Treating notes or hatching as walls.
Treat the AI result as a first draft. Check the scale on every sheet, spot check a few rooms by hand and compare the totals with a past job you trust.
How to trial an AI takeoff tool
- Pick two finished jobs where you know the real quantities.
- Upload the same drawings to the trial and run the AI takeoff.
- Compare the AI quantities with your actual figures, item by item.
- Time how long the check and corrections take, not just the AI step.
- Only commit to an annual plan if the time saved beats the cost.
A worked example
An estimator for a small fit out firm prices about eight jobs a month, each taking around half a day to measure by hand. With an AI tool, the first pass takes minutes and checking takes about an hour. If that frees up two to three days a month, a plan at around $175 a month can pay for itself quickly. If he only priced one job a month, it would not.
Can ChatGPT or Gemini do a takeoff?
General chatbots can read an image of a plan and describe it, but they are not reliable for measured quantities. They often misread scale and dimensions. Use them for writing the quote, scope of works or method statement instead. See can AI write a method statement? and can ChatGPT write a quote?
What to check before you buy
- File types: PDF, DWG and image support, and whether scanned drawings work.
- UK units and formats: metric measurements and an export that matches how you build up prices.
- Data: where your clients' drawings are stored and who can see them. Drawings can include personal data, such as a homeowner's address.
- Contract terms: annual billing, cancellation and how many users you need.
- Integration: whether it exports to your estimating spreadsheet or software.
Common mistakes
- Trusting AI quantities without checking the scale.
- Buying an annual plan before testing on your own drawings.
- Expecting AI to handle wastage, labour or rates. It measures; you still price.
- Uploading clients' drawings without thinking about confidentiality.
Related questions
Is AI takeoff software worth it for a small builder?
Usually only if you price several jobs from drawings every month. For occasional quotes, measuring by hand or with a basic PDF tool is often cheaper.
Does Bluebeam have AI takeoff?
Bluebeam is widely used for PDF markups and manual measuring. Check Bluebeam's current plans for any automatic features, as these change.
Can AI read hand drawn plans?
Poorly. AI takeoff tools work best with clean architect drawings. Hand drawn or scanned plans usually need manual measuring.
Will AI replace quantity surveyors?
It speeds up measuring, but judgement on specifications, risk and pricing still needs a person. See how can builders use AI?
