How the sums work

Materials are charged at cost plus your markup. Labour is hours times your hourly rate. Other costs are passed on at cost. VAT is worked out on the total before VAT. For the reverse charge, the VAT figure appears on the invoice for the record, but the customer pays you the net amount and accounts for the VAT with HMRC.

VAT rules checked on GOV.UK on 14 October 2026: domestic reverse charge, VAT Notice 708 (buildings and construction), VAT Notice 708/6 (energy-saving materials). This page is a calculator, not tax advice.

Questions

Which VAT rate should I put on a quote?

Most building and trade work is standard-rated at 20%. Some work is reduced-rated at 5% or zero-rated, for example some residential conversions and renovations of homes empty for two years or more (see VAT Notice 708). Installing qualifying energy-saving materials in homes is zero-rated between 1 May 2023 and 31 March 2027, then goes back to 5%, according to VAT Notice 708/6. If you're unsure, check with HMRC or your accountant before quoting.

When does the construction reverse charge apply?

For most building and construction services supplied between VAT-registered businesses where the payment is reported under the Construction Industry Scheme (CIS). Then the customer accounts for the VAT, not you. It doesn't apply to supplies to end users, such as a homeowner. Full rules: GOV.UK VAT domestic reverse charge for building and construction services.

Is markup the same as margin?

No. Markup is added on top of cost: 20% markup on £100 is £120. Margin is the share of the selling price that's profit: £20 profit on £120 is a 16.7% margin. The calculator shows both.

Does this store my figures?

No. Everything is worked out in your browser, and nothing is sent to us.
