How can landlords use AI?
Short answer
UK landlords can use AI to write property listings, reply to tenant messages, log and prioritise repair requests, draft inspection checklists and summarise paperwork. Be careful with anything legal. In England the Renters' Rights Act changed tenancy rules from 1 May 2026, including ending section 21 notices, and AI tools can repeat out-of-date rules.
Where AI helps
- Listings: turn room sizes and features into a clear advert. Check it doesn't say anything that could discriminate, such as "no DSS".
- Tenant messages: polite replies about repairs, access requests and rent reminders.
- Repairs: sort a list of issues by urgency and draft instructions for contractors.
- Paperwork: summarise a long document, then read the original before you act on it.
What changed for adverts in England
GOV.UK's overview of the Renters' Rights Act sets out rules that affect any listing AI writes for you:
- Publish an asking rent. Adverts need a specific price (this doesn't include "to let" signs). You can't encourage bidding or accept offers above the advertised rent.
- No discrimination over benefits or children. You can't discriminate against potential tenants who get benefits or have children. GOV.UK says that if you check affordability, you must count benefit income the same way as other income.
- No rent before signing. You can't ask for, encourage or accept rent before the tenancy agreement is signed.
- Pets. A tenant can ask to keep a pet, and you can only refuse with a valid reason.
- No end dates. New tenancies are assured periodic tenancies that run on a rolling basis.
Older AI answers, or adverts copied from old listings, may break these rules. Tell the AI the rules in your prompt and check the result.
Legal notices: check, don't trust
From 1 May 2026, private landlords in England can't serve new section 21 "no-fault" notices and must use section 8 with a valid ground. Chatbots trained on older material may not know this. Use GOV.UK guidance, and take advice on possession, deposits and rent increases. Wales and Scotland have their own rules.
GOV.UK says a section 8 notice must use Form 3A (or a form substantially like it), give the right amount of notice and set out the ground and your reasons. An incomplete or inaccurate notice could get a court claim dismissed or delayed. For most grounds, you also need to show the deposit was protected and the tenant got the prescribed information. To raise rent, you use Form 4A with at least 2 months' notice, and no more than once a year.
That's a lot of detail for a chatbot to get right. Use AI to explain the process in plain English, then fill in the official forms yourself or with advice.
A worked example
Say you let a two-bed terrace in Leeds and the tenant reports a dripping kitchen tap, a sticking back door and a smoke alarm that chirps.
- Paste the tenant's message (no name or address) and ask AI to sort the issues by urgency and draft a reply with proposed visit times.
- Ask it to draft a short job sheet for your plumber.
- Before you send anything, you decide the order yourself. A faulty smoke alarm is a safety issue, so it goes first whatever the AI says.
- Log the dates and replies in your own records.
Data

Common mistakes
- Using AI-written notices without checking the forms and grounds.
- Copying an old advert that says "no DSS", "no children" or "offers invited".
- Pasting tenant references or bank details into a personal AI account.
- Assuming English rules apply in Wales or Scotland.

Can AI write a tenancy agreement?
It can draft one, but tenancy law changed in 2026 in England. Use an up-to-date template from a trusted source and check it.
Are there AI tools for letting agents?
Yes. See how can AI help estate agents? and the estate and letting agents hub.
Can AI write my property advert?
Yes, as a draft. Give it the asking rent and tell it not to include anything about benefits, children or bidding. Then check it against GOV.UK's rules.
Can I use AI to screen tenants?
Be careful. If an affordability check ignores benefit income, GOV.UK says that can be discrimination.
