Do you need a licence?
It depends where the animals stay.
- In the owner's home (pet sitting, drop-in visits, dog walking): GOV.UK's statutory guidance for councils says businesses that look after dogs in their owner's homes, such as dog sitters and dog walkers, don't need a dog day care licence (GOV.UK, checked 17 October 2026).
- In your home (boarding or day care): you need a licence from your council in England, even if you only look after a small number of animals. The council inspects first, and you must display the licence number in any advertising (GOV.UK: boarding for cats or dogs licence). GOV.UK says running without one can mean an unlimited fine or up to 6 months in prison.
If you use AI to write your website or adverts, make sure it doesn't offer boarding unless you hold the licence, and add your licence number if you do.
New-client forms and care
Under the Animal Welfare Act 2006, anyone responsible for an animal, even temporarily, must take reasonable steps to meet its needs (section 9). A good form covers feeding, medication, behaviour with other dogs and people, the vet's details, emergency contacts, consent for emergency vet treatment and how you'll handle keys. AI writes the layout well; prompts adapt easily from ChatGPT prompts for dog groomers. Don't paste owners' addresses, key-safe codes or alarm codes into a chatbot.
Bookings, deposits and cancellations
Holiday sits book weeks ahead and get cancelled. Take a deposit to hold the dates with the deposit request generator, and set fair cancellation rules with the cancellation policy generator. The Consumer Rights Act 2015 lists, as a term that may be unfair, one requiring a consumer who decides not to go ahead to pay a disproportionately high sum (Schedule 2, paragraph 5). Set out walk and visit prices with the price list generator.
Owner updates and reviews
A short update with a photo after each visit is what owners remember. AI can turn "ate well, 40-minute walk, slept after" into a warm two-line message, but keep it honest. Ask happy owners for a Google review, never in exchange for a discount: fake and incentivised reviews have been banned practices since 6 April 2025 (CMA guide). Write your Google profile with the Google Business Profile description generator, and set a holiday reply with the out-of-office reply generator.
Accounts and tax
Most pet sitters are sole traders. If it's a side income, check whether the trading allowance is better than claiming expenses; otherwise estimate your bill with the self-employed tax calculator and log your driving with the mileage allowance calculator.

FAQ
Do pet sitters need a licence in the UK?
In England, looking after pets in their owner's home, or walking dogs, doesn't need a dog day care licence according to GOV.UK's guidance for councils. Boarding or day care in your own home does, even for a few animals.
What is the best booking app for a dog walker?
Calendly's free plan gives owners a booking link for meet-and-greets and walks. Test any pet-specific app on a free trial before moving your clients over.
Can AI write updates for pet owners?
Yes. Give it your quick notes and it writes a short, friendly update. Keep it accurate and never include an owner's address or key-safe code.
Should pet sitters take a deposit?
For holiday bookings, many do. Keep it in proportion to what you'd lose if they cancel, and say in writing when it's refunded.
What should a pet sitting form include?
Feeding, medication, behaviour, vet details, emergency contacts, consent for emergency vet treatment, key handling and your cancellation policy.
