ChatGPT prompts for builders: 10 to copy (UK)

These prompts cover the writing builders put off: explaining the Party Wall process to a client, setting out what building control needs, pricing extras, keeping neighbours on side. Fill in the [brackets], paste into ChatGPT, Claude or Gemini, and check the draft before sending. AI tools can get legal and technical details wrong, so check every rule, date and price yourself. Rules below were checked on GOV.UK on 15 October 2026 and apply to England and Wales.

For general trade messages (review requests, payment reminders, complaint replies), see ChatGPT prompts for tradespeople.

Party walls and neighbours

GOV.UK says notice must be given to the neighbour between 2 months and a year before the planned start of works covered by the Party Wall Act, and that minor work such as plastering, replacing wiring or sockets, or drilling to put up shelves doesn't need notice (GOV.UK: party walls). The notice is the building owner's job, not the builder's, so these prompts help your client understand it.

1. Explain the Party Wall process to a client

I'm a builder. Write a plain-English email to my client [name] about their [extension/loft conversion/basement] at [address area]. Explain that if the work affects a shared wall or excavation near the neighbour, they (the owner) need to give the neighbour notice between 2 months and a year before work starts, that the neighbour can agree or appoint a surveyor, and that this can affect our start date of [date]. Suggest they speak to the neighbour first and get advice from a party wall surveyor if needed. No legal advice beyond this, British spelling, under 200 words.

2. Friendly letter to neighbours before work starts

Write a short, friendly letter to the neighbours of [address] introducing my firm, [name], before we start [job] on [date]. Say how long it will take ([weeks]), working hours ([hours]), how we'll handle parking, deliveries, dust and noise, and my mobile for any problems: [number]. British spelling, under 180 words.

3. Reply to a neighbour's complaint

A neighbour has complained about [issue: noise before 8am, a skip blocking their drive, dust on their car]. Write a polite reply that apologises where we got it wrong, says what we've changed ([action]), and gives my number. Not defensive, British spelling, under 120 words.

Building control and quotes

For a building regulations application, GOV.UK says a full plans decision usually comes within 5 weeks, or 2 months with your consent, and a completion certificate usually within 8 weeks of completion if the work complies (GOV.UK: building regulations approval).

4. Explain building control to a homeowner

Write a plain-English explanation for my client [name] of building control for their [job]. Cover: who applies ([me/their architect/them]), the route we're using ([full plans/building notice]), the inspections they should expect at [stages], and that a completion certificate usually follows within 8 weeks of completion if the work complies. Ask them to keep the certificate safe for when they sell. British spelling, under 200 words.

5. Extension quote: what's included and what isn't

Write the scope section of a quote for a [size] [single-storey rear extension] at [address area]. List what's included ([groundworks, foundations, structure, roof, windows, first fix, plastering]), what's excluded ([kitchen, flooring, decoration, Party Wall costs, building control fees]), provisional sums ([list with amounts]), payment stages ([list]) and how variations will be priced. Plain English for a homeowner, British spelling.

6. Price a variation the client has asked for

My client has asked to [change: move a door, add a roof light, upgrade the windows] partway through the job. Write a short variation note setting out the change, the extra cost ([£amount] including [materials and labour]), any extra time ([days]) and that I need their written OK before I start it. British spelling, under 150 words.

7. Explain a delay on site

Write a short message to [client name] explaining that [stage] is delayed because [reason: rain on the slab pour, a late steel delivery, a building control inspection booked for [date]]. Give the new date for [next stage], what we're doing in the meantime and whether it affects the finish date. Honest, British spelling, under 120 words.

Running the job

8. Weekly update for the client

Turn these site notes into a short weekly update for my client: [paste notes]. Include what we finished, what's next week, any decisions I need from them by [date] (for example tiles, sockets, kitchen layout) and any variations so far with costs. British spelling, bullet points, under 200 words.

9. Snagging list from my notes

Turn these notes from a final walk-round into a clear snagging list for the client and my team: [paste notes]. Group by room, give each item a number, say who's doing it and by when. British spelling, plain English.

10. Reply to a vague "how much for an extension?" enquiry

A homeowner asked "roughly how much for a [size] extension?" Write a friendly reply giving my typical range per square metre ([£low] to [£high]), the main things that change it ([list: ground conditions, roof type, glazing, kitchen and bathroom, access]), and other costs they should budget for ([architect, structural engineer, building control, Party Wall surveyor]). Offer a site visit. British spelling, under 180 words.
